My Staging Services:
Staging Consultation (evaluation of your home up to 2 hours)
I recommend that we start with a home staging consultation. You and I will walk through your home and take any notes needed as we walk through each room. This is to help create a detailed action plan to quickly and efficiently get your house ready to sell and appeal to your target market audience.
I call it a consultation, but it is really more of a working session. As I am going through your house, there will be things we can change right away and other things you can do at a later time. For example, if I think that a painting/canvas should be moved to a different wall, some accessories be reconfigured, or that an end table would be better moved to another spot, the two of us can do it ourselves right there at that time. The consultation is really a working meeting.
The very first thing I do in your home is walk through your entire house with you. This will help me understand the flow of your house and how many rooms it has. When we are decorating a house to sell, we are decorating it for the right prospective buyer and the right target market audience. So, I need an idea of who that would be before I can properly stage your home and make recommendations. I will also be looking throughout your house so I can later make suggestions of moving something in one room to a different room that would fit that space better.
After the first walk through, we will then do a detailed walk through your house room by room where you can take any notes you'd like. I will give you a very detailed explanation of what needs to happen in every room. I will discuss how to best stage your home and make recommendations where necessary to renovate and rearrange for repairs, updating accessories, de-cluttering and depersonalizing, painting, space flow, furniture placement, and home layout. For example, I may recommend certain furniture or personal items be removed and put in storage or that furniture and certain accessories be rearranged, which I will help you do during this meeting. I may suggest putting your sofa on a different wall or switching furniture and accessories from room to room. If you are listing a vacant home with no furniture to work with, I can help you! Unfortunitely, I do NOT have or rent out furniture inventory of my own but can recommend a credited rental furniture store in the area for you. These rental professionals can place furniture in and out of your home during the selling process. In a vacant home or a home that you currently live in, there might be items I recommend be bought for certain spaces throughout, such as a new shower curtain, plants, bath towels, and other accessories to help buyers emotionally connect with the space. A lot of houses have all the right things in them, but I can help you figure out where those things should go to help your house look show-ready!
If there are rooms needing to be repainted a more neutral color, I will tell you exactly what color it needs to be painted. If you want to paint it yourself or use your own painter, that’s great! Or, I can recommend a painter as well. It's all up to what you feel comfortable with!
The ultimate goal of this consultation and working session is to give you a solid STEP BY STEP PLAN for what needs to happen in your home, room by room.
At the end of our working meeting, you will know what needs to be done using this detailed action plan, At the end of our time together, which will be around one to two hours, you will feel more confident and at ease because you have the steps you need to decorate your home, increasing your chance to sell quickly and for top dollar!
